E Parkins Mill Project
We decided to fix up the house (like we had planned but on a smaller scale) to sell. It had such potential and I was determined to see my vision become a reality! However, it desperately needed some TLC... AND I got my first shot at "playing" General Contractor for the project (let's just say there was a little bit of a learning curve!)
First things first- we filled in the old pool (it was not nice and possibly a hinderance to finding a buyer) and irrigated/sodded the entire yard. At .6 acres the yard was a nice size. A neat and clean landscape design highlighted the green grass and mature trees. The old pool house was gutted and turned into possible office/storage space. The property backs up to a large open field... there's that peaceful country feel inside of the city limits!
Behind the house, I tried to save the original brick patio (even though it was sagging in the middle!?) but in the end our efforts failed. Inside we added and/or refinished all of the hardwoods. We used Jacobean stain which is a dark walnut color that was a nice contrast to the white trim and light colored walls! We added new tile to the bathrooms and laundry area. I really love when an entire house is carpet-free!! Once again, new paint made a huge difference!! We chose Repose gray (walls), Snowbound (ceiling/trim/closets) and Iron Mountain (doors). Thank you Ashley Leinster for your help with paint colors. I like every room to have the same color scheme to bring continuity to the home. At first that sounds boring, but I like to think of it as a blank canvas that can be "painted" (decorated) with unique accents to suit the different personalities of each room.
The kitchen was the biggest transformation of all!! We removed two walls to make one large kitchen/breakfast area. A custom (massive) island was installed along with custom cabinetry and built in fridge. A desk and pantry area was added along with gorgeous white calcite countertops!! We used these throughout the home b/c I couldn't bring myself to use anything else!
The cabinets were painted white (snowbound), and white rectangle tile backsplash was installed. I found a great deal on a floor model 48" range (a big win!) and we added stainless appliances throughout. Next came the hood and some fun lighting to make this room truly the star of the show!! Mission accomplished. I love a big kitchen! It's where family and friends hang out and make memories. I love it even more when it has a clean crisp design (think all white & stainless)... b/c who wants to hang out in a dark, dingy kitchen??
Upstairs we gutted the 60's style bathrooms; adding custom cabinets, all white tile, updated sconces and an amazing glass shower. Downstairs the powder room got a makeover as well. Lastly bamboo shades were added to all of the windows. Bamboo shades are the best! They bring texture and warmth to any room and were the finishing touch (in my opinion). I always use the same guy for my shades because he has great pricing and does a fantastic job of installing. He has a big heart and is very reliable; a great combination!
Outside the entire brick exterior (including the triple carport) was painted babyfawn. This is my new favorite color for brick! It's classic with a hint of modern and looks good in every light. Shutters were painted waynesboro taupe and looked so much better. We replaced the dated wrought iron with new columns and a custom railing. Next came the new roof and the curb appeal was completely renewed!! From the road, it looked like a postcard (and I'm not exaggerating!!). Honestly I was a little sad we weren't moving there... I grew quite attached to this house during our year long renovation project. It made me more determined to find it a good owner!!
Now it was time to deep clean and get the house on the market. The whole family pitched in (even Nana & Papa)! Keary Warner with Hive Realty in town was so helpful in getting us a MLS listing. I took some pictures and we were ready! Meredith Tye with Coldwell Banker Caine brought a sweet family to look at the house and made a great offer. I can't wait to see what the house looks like once they move in!!
